What the Infrared Camera Can Detect
Using a state-of-the-art infrared camera, I find problems not visible to the naked eye. Heat signatures show as colors: warmer areas lighter, cooler and wet areas darker. It can help detect sources of energy loss; moisture intrusion; dangerous hot spots in the electrical system; wood-destroying pest and rodent infestations; and chimney flue leaks, which can lead to carbon monoxide poisoning.
More Than Just a Camera
Thermal imaging is not magic. It's one tool among others. Just owning an infrared camera does not make you a thermographer. My training covers building science, how heat and water move, and thermal imaging equipment. When I find a possible issue, like a ceiling water stain, I confirm it with a moisture meter and check the attic, ductwork, and plumbing to track down the source.
